Maintenance Process:

  • Residents may submit work orders through their Tenant Portal
  • They can call our Property Management Team at (205) 730-0333 ext. 1
  • All emergency requests must be reported to the Property Management Team  at (205) 730-0333 ext.1

Alabama Rental Property offers two different ways to submit a maintenance request for your convenience.  You may contact our maintenance call center by dialing  (205) 730-0333 and choosing extension 1 to be connected to a live representative.  You may also submit maintenance requests by logging into your tenanat portal. Regular maintenance requests will  be processed during normal business hours (Monday-Friday 8:00 am to 5:00 pm).  Please be sure to update your contact information so that our qualified contractors may contact you to schedule your requested maintenance appointment. 

Emergency Maintenance

Emergency maintenance requests must be submitted by contacting the maintenance call center.  Requests submitted through tenant portals or the website are unable to be dispatched through the emergency system.  Please be aware that if an emergency maintenance order is issued for a request that does not meet the criteria of a true emergency then you could be charged a $250.00 fee to cover the costs of a non necessary emergency response or repair. 

Emergency maintenance issues would include:

  • If it is 55 degrees or below in the home
  • If it is 85 degrees or above in the home
  • If you are unable to use the toilet due to stoppage and it is your only bathroom
  • Gushing water that cannot be cut off
  • Fire (please be sure to call 911 before contacting property management)
  • No electricity in the entirety of the home (please contact your service provider for updates on your account and/or outages in the area and check breakers before contacting maintenance)
